London-listed developer Dar Global and FENDI Casa launched Azure Oceanfront Villas, a collection of ultra-luxury mansions at the AIDA development in Muscat, Oman, the company said on June 29.
The project marks the first development in Oman to feature interiors designed by a luxury fashion house, positioning the Sultanate within a fast-growing market for branded residences as Gulf states court foreign property investment through residency incentives and high-end developments.
The launch comprises 19 beachfront mansions with FENDI Casa interiors at AIDA, a gated community built on a 130-metre clifftop above rocky canyons and the Omani coastline. The mansions feature direct beach access, private outdoor pools and gyms.
“The launch of Azure Oceanfront Villas, with interiors designed by FENDI Casa, in AIDA reflects Dar Global’s commitment to identifying and capitalising on high-value real estate opportunities in growth markets. Oman’s luxury real estate sector is at an inflection point, driven by investor interest in branded residences and government initiatives encouraging foreign investment,” said Ziad El Chaar, chief executive of Dar Global.
The villas sit on a site with panoramic sea views and offer privacy for a select group of residents, the company said.
The project is the first residential collaboration between Dar Global and FENDI Casa. AIDA spans more than 4.3mn square metres and is aimed at international investors and buyers, combining hotels, an 18-hole golf course, a members’ club and a range of luxury villas and apartments.
“Our partnership with FENDI Casa brings renowned Italian design to this vision, elevating the standard of luxury living in Muscat. Together, we further consolidate AIDA’s position as a strategic gateway for global investors seeking long-term value, lifestyle returns and exclusive design in the region,” said El Chaar.
Why it matters for the trade
Branded residences are becoming a key tool for Gulf destinations chasing high-net-worth visitors and second-home buyers, and Oman’s entry into the fashion-house segment signals widening competition with the UAE and Saudi Arabia. For trade partners, the blend of residential luxury, hotels and golf at AIDA points to demand for integrated lifestyle product targeting international buyers.
